Is a 12 yard skip right for you?
A 12 yard maxi is for large amounts of light waste: a full house clearance, an office or shop clear-out, or a job that throws out a lot of packaging, timber offcuts and old furniture.
It holds twice as much as a 6 yard builders skip for about a third more money, so for bulky waste it’s often the cheapest way to clear everything in one go.
It’s the wrong choice for heavy waste. If you’re clearing rubble or soil, two 6 yard skips, or a grab lorry, will cost less than a 12 yard you aren’t allowed to fill.

What fits in a 12 yard skip
- A full house clearance
- Office or shop clear-outs
- Bulky furniture and mattresses (with permission)
- Large volumes of light waste
- Packaging and offcuts from a shopfit
- Garden waste from a large plot, without soil
Soil, rubble and weight
A 12 yard skip can’t take soil, rubble, concrete or bricks, except perhaps a little mixed in. Filled with heavy waste, it would be far over the weight a skip lorry can lift long before it was full.
Its sides are about 1.8 metres high, so it’s hard to load by hand. Some 12 yard skips have a drop door at one end that lets you walk furniture in; ask for one if you’re clearing a house.
Drive or road?
At around 3.7 metres long and 1.8 metres wide, a 12 yard skip almost always goes on the road, a yard or a car park. On a road it needs a council permit.
The skip company applies for it. Most councils charge £54 to £105, and a council can refuse a skip this size on a narrow street. Bigger than this, you’re into RoRo containers.
12 yard or another size?
An 8 yard takes a mix of waste; a 12 yard takes more, but only light waste. For more than a 12 yard, look at a 20 yard RoRo.
| Size | Typical price | Bin bags | Heavy waste |
|---|---|---|---|
| 8 yard large | £300 | 60 to 80 | Some companies take heavy waste in an 8 yard, filled level. Many limit it, so ask first. |
| 12 yard maxi | £395 | 100 to 120 | Not for soil or rubble. The weight would be over the lorry’s limit long before it’s full. |

- No. A 12 yard is for light waste only. Rubble and soil go in a 6 yard skip or a grab lorry.
- Is a 12 yard skip the same as a RoRo?
- No. A 12 yard is the biggest skip a normal skip lorry lifts. Anything larger, 20 or 40 yards, is a roll-on roll-off container on a different lorry.
- Do I need a permit for a 12 yard skip?
- Usually, because it’s too big for most drives and goes on the road. Private land, such as a yard or car park, needs no permit.
